Terms of Service

Perch (perch.rent) is an independent service operated from Serbia. Using Perch means accepting these terms. If you do not accept them, do not use the service.
What Perch does
Perch helps you organise a search for a place to rent. It watches public rental portals, collects listings that match criteria you set, collapses duplicates of the same flat across sources into one card, and lets you review and discuss them with people you invite.
Perch is not an estate agent and not a listing portal. We do not own, publish, verify or represent any of the properties shown. We are not party to any dealing between you and a landlord, agent or anyone else.
Listings come from other people
Listing information — prices, photographs, areas, addresses, descriptions — originates from third-party portals and from what you enter yourself. We pass it on as we find it. In particular:
- A listing may no longer be available. We re-check some sources and mark what we can tell has gone, but a flat can be let without the advert being taken down.
- Details may be wrong. Prices, sizes and terms are as published by the source, which may be mistaken or out of date.
- Map pins are approximate. Where a source publishes no coordinates we look the address up, and the result is only ever as precise as the address text. The app marks which pins were derived this way.
Verify anything that matters before acting on it. Do not rely on Perch as your only source when money or a signature is involved.
Your account
- Keep your password to yourself; you are responsible for what happens under your account.
- Give an email address you actually control — it is how we reach you, and how you recover access.
- One person per account. Sharing a hunt is what groups and share links are for.
- You may delete your account at any time. See the privacy policy for what happens to your data.
What you may not do
- Resell, redistribute or systematically extract the listing data Perch collects.
- Automate access to the service, or use it in a way that degrades it for others.
- Use Perch to break the law, or to harass anyone.
- Upload content you have no right to share.
We may suspend or close an account that does these things. Where it is reasonable to do so, we will say why first.
Paid plans
Some features are limited on the free plan and unlocked by a paid subscription. Prices are shown before you pay. Payments are processed by Paddle, which acts as merchant of record — your contract for the purchase is with Paddle, and their terms apply to the transaction. See the refund policy.
A subscription renews until cancelled, and can be cancelled at any time. We may change prices with notice; a change never applies to a period you have already paid for.
Availability
Perch is provided as it is, without a guarantee that it will be available, uninterrupted, or that any particular source will keep working. Portals change, block automated access, or disappear; when that happens the affected source may return fewer results or none. We do not promise a given number of listings.
Liability
To the extent the law allows, we are not liable for indirect or consequential loss, for decisions you make about a property, or for anything arising from dealings with a landlord or agent. Where liability cannot be excluded, it is limited to what you paid us in the twelve months before the claim.
Nothing here limits rights you have as a consumer that cannot be limited by agreement.
Changes
We may update these terms. Material changes will be announced by email or in the app before they take effect. Continuing to use Perch after that means accepting the new version.
Law and contact
These terms are governed by the law of the Republic of Serbia. If you are a consumer in the EU or elsewhere, you keep the protections and the courts available to you where you live.
